Roof Repair Cost (2026)
What common roof repairs cost, by repair and by roofing material, and the point where replacing the roof makes more sense. Planning ranges, not a quote.
How much does roof repair cost?
Most roof repairs cost $150 to $1,000 for minor problems like a small leak, a few missing shingles or a cracked vent boot, $1,000 to $3,000 for moderate repairs such as re-shingling a section with some water damage, and $3,000 to $6,000 or more when decking, rafters or the ceiling below are damaged. Most roofers charge a $150 to $300 minimum just to come out, and emergency service adds about $200 to $300.
| Damage level | Typical cost | What it usually covers |
|---|---|---|
| Minor | $150–$1,000 | Small leak, a few shingles, sealing, vent boot |
| Moderate | $1,000–$3,000 | Larger shingle sections, soffit/fascia, leak with some water damage |
| Major | $3,000–$6,000+ | Several damaged sections, decking or structural repair, skylight |
Cost by type of repair
| Repair | Typical cost |
|---|---|
| Vent boot (pipe collar) | $75–$150 |
| Up to 25 missing shingles | $100–$300 |
| Re-shingle one square (100 sq ft) | $350–$1,000 |
| Flashing (chimney, skylight, vent) | $200–$500 |
| Valley | $200–$850 |
| Vent replacement | $200–$700 |
| Chimney flashing or crown | $200–$1,200+ |
| Roof decking, per 100 sq ft | $200–$500 |
| Soffit and fascia | $500–$2,600+ |
| Sagging roof / truss repair | $1,000–$5,000 |
Repair cost by roofing material
| Material | Minor repair | Per square (100 sq ft) |
|---|---|---|
| Asphalt shingles | $100–$300 | $350–$1,000 |
| Flat / single-ply | $200–$500 | $250–$1,000 |
| Metal | $200–$600 | $500–$1,500 |
| Tile | $200–$500 | $500–$2,500 |
| Wood shake | $250–$500 | $500–$1,500 |
| Slate | $500–$750 | $1,000–$3,000 |
Asphalt is the cheapest to patch because matching shingles are easy to find and the work is fast. Slate and tile cost more mostly in labor: pieces have to be removed and reset without breaking neighbors.
When to replace instead of repair
- The repair quote is over about $3,000, or more than a quarter of the roof is damaged.
- The roof is past about 20 years (asphalt) and you're fixing leaks every year.
- Shingles are curling, losing granules, or the deck feels soft in several places.
Compare the repair bid with a replacement range from the roof replacement cost calculator or your address estimate. The repair or replace decision tool prices both options for your roof, and your roofing estimate, explained helps you read the bid.
What raises a repair price
- Access: steep pitches (see the pitch calculator), two-story eaves and fragile materials need more setup.
- Hidden damage: wet decking or insulation is found only after shingles come off, so ask how the roofer prices surprises.
- Season: after a storm, demand spikes and so do prices. A tarp ($1–$2.80 per sq ft) can buy time.
- Insurance: storm or hail damage may be covered; damage from neglect usually isn't. Photograph everything before work starts, see hail damage roof cost, and estimate a payout with the roof claim calculator.

Frequently asked questions
How much does it cost to repair a roof leak?
About $150 to $1,000 for a minor leak caught before water damage, $1,000 to $3,000 if some underlayment and shingles need replacing, and $3,000 to $6,000 or more with structural damage (2026 national ranges).
How much does it cost to replace a few shingles?
About $100 to $300 for up to 25 shingles, but most roofers have a $150 to $300 minimum charge.
Is it cheaper to repair or replace a roof?
A repair is cheaper up front. Replacement often makes more sense when the repair is over about $3,000, more than 25% of the roof is damaged, or the roof is near the end of its life.
Does homeowners insurance pay for roof repair?
Often for sudden damage from a covered event such as hail or wind, rarely for wear or neglect. Check your policy and deductible before filing.
