Roof Replacement Cost Calculator (2026)

Average prices by house size and material, plus a calculator for your own roof. It gives a planning range, not a quote. Don't know your roof size? The roof estimate by address sizes it from the map.

Average cost of roof replacement in 2026

Most homeowners replacing an asphalt shingle roof pay roughly $9,780 to $22,000 for a 2,000 sq ft one-story house with architectural shingles, which works out to about $400–$900 per square (100 sq ft of roof). Standing-seam metal on the same house runs about $24,450–$44,000. These are national installed ranges from the published 2026 cost guides listed under sources; your local bids can land outside them.

How this table is sized. Roof area assumes a one-story rectangular house about 1.5 times as long as it is wide, a 1 ft overhang and a 6/12 pitch (a RoofGenius planning assumption). A two-story house with the same living area has about half the footprint, so look one or two rows up. Steep or cut-up roofs cost more; the calculator below adjusts for both.

Ranges include materials and labor and, in most sources, removal of one existing layer. They are national figures; labor is 40–60% of a typical bill, and metro areas with high labor costs often sit at or above the top of the range.

How the estimate is built

Low = roof area × low $/sq ft × complexity × steepness + extra layers × area × $1 High = roof area × high $/sq ft × complexity × steepness + extra layers × area × $5 Complexity: simple ×1.0, moderate ×1.1, complex ×1.2 Steepness: up to 8/12 ×1.0, over 8/12 ×1.1, 10/12 and up ×1.2

Clearly labeled assumptions. The material ranges come from the published sources below. The complexity and steepness multipliers are RoofGenius planning assumptions that reflect how contractors typically charge more for cut-up and steep roofs; they are not taken from a published dataset. The extra-layer tear-off add-on uses the $1–$5 per sq ft tear-off range reported by HomeGuide (via HomeFixCosts).

Worked example

50 × 30 ft ranch, 1 ft overhang, 6/12, architectural shingles, simple roof, one layer. Roof area 1,860 sq ft. $7,440 to $16,740. As a moderate hip roof at 9/12 the area becomes 2,080 sq ft and the factor 1.21: $10,070 to $22,650.

What moves a quote

  • Decking: rotten or delaminated sheathing is replaced at a per-sheet price. Ask what the quote assumes.
  • Flashing, vents and details: chimneys, skylights, walls and valleys add labor and metal.
  • Access and disposal: tight lots, landscaping protection and dumpster fees.
  • Permits and code upgrades: ice barrier, drip edge and ventilation may be required when you re-roof.
  • Season and demand: after a hail or wind event, local prices and lead times jump.

Comparing bids

Ask every contractor for the measured squares, the waste they applied, the product line, the underlayment and ice-barrier scope, the decking allowance, and the warranty (manufacturer and workmanship). If you are working with an insurance claim, your adjuster's estimate lists line items you can compare; questions about coverage belong with your insurer or a licensed professional.

Frequently asked questions

What is the average cost of a roof replacement?

For a 2,000 sq ft one-story house (about 2,440 sq ft of roof at 6/12), architectural asphalt shingles typically cost $9,780 to $22,000 installed, based on published 2026 national ranges. Smaller houses and 3-tab shingles cost less; metal, tile and slate cost more.

How much does it cost to replace a roof on a 1,500 sq ft house?

About $7,430–$16,720 for architectural shingles on a one-story 1,500 sq ft house, or $6,500–$12,080 for 3-tab, using 2026 national ranges and a 6/12 pitch. A two-story 1,500 sq ft house has a smaller roof and usually costs less.

How much does a new roof cost in 2026?

For a typical 2,000 sq ft roof, architectural asphalt shingles commonly run about $8,000 to $18,000 installed, and standing-seam metal about $20,000 to $36,000, based on published 2026 national ranges. Local quotes vary widely.

How much does a roof cost per square?

Roughly $400 to $900 per square (100 sq ft) installed for architectural shingles and $1,000 to $1,800 for standing-seam metal, per 2026 cost guides.

Is this estimate a quote?

No. It is a planning range built from national averages. Get at least three written quotes from licensed, insured local contractors.

Does removing two layers of shingles cost more?

Yes. Most quotes include one layer of tear-off. Each extra layer adds removal labor and disposal; this estimator adds $1 to $5 per sq ft per extra layer.
